Modified Roofing Systems
The Low-Slope Workhorse That Outlives Shingles
Modified bitumen combines asphalt's waterproofing with rubber-like flexibility. Torch-applied or self-adhered in overlapping plies, it moves with freeze-thaw cycles instead of cracking — ideal for porch roofs, additions, garages and small commercial slopes between 1% and 25%.
- Two-ply granulated cap sheets — redundant waterproofing at every seam
- Self-adhered options for occupied buildings — no open flame, no odor
- 15-year system warranty with optional reflective cool-cap granules
A Two-Ply System, Fully Detailed
01
Substrate Prep
Old material stripped, deck leveled, tapered crickets added behind curbs.
02
Base & Cap Plies
SBS base sheet plus granulated cap, torched or adhered with 4-inch laps.
03
Flashings & Drains
Walls, skylights and scuppers flashed in matching membrane, drains reseated.
04
Flood Test
Controlled water test before sign-off — we prove watertight, not promise it.
Where Modified Bitumen Wins
Porches, Additions & Garages
Too flat for shingles, too small for a commercial crew — our sweet spot.
Freeze-Thaw Climates
SBS modifiers stay flexible to -20°F, so spring reveals no split seams.
Occupied Buildings
Self-adhered systems install odor-free over schools, clinics and offices.
