Shopping for a roof means choosing between materials with wildly different prices, lifespans and looks. Forget brand hype — run every option through these four questions and the right answer usually picks itself.
1. What's your roof's slope?
Steep slopes (4:12 and up) take architectural shingles, standing-seam metal, tile or slate. Low slopes need membranes — modified bitumen, TPO or EPDM. Putting shingles on a flat porch roof is the most common expensive mistake we get called to fix.
2. How long will you own the home?
Selling within a decade? Quality architectural shingles deliver the best resale return per dollar. Staying 20+ years? Metal's 50-year life and Class-4 hail rating usually win on total cost — especially with the insurance discounts many carriers offer.
Divide total installed cost by warranted years. The "expensive" roof is very often the cheapest one.
3. What does your climate punish?
Hail belts demand impact ratings. Heavy snow needs smooth shedding surfaces and ice-dam detailing at eaves. Hot southern exposures reward reflective metal and proper attic ventilation more than any shingle color ever will.
4. Who installs it — and what do they guarantee?
Material warranties only cover factory defects; most roof failures are installation errors. Ask for the workmanship warranty in writing (ours is 10 years), proof of manufacturer certification, and three local references you can drive past.
